Real estate price index in Oman rises by 17.3%

Muscat: The real estate price index in the Sultanate of Oman recorded an increase of 17.3 percent in the third quarter of 2025 compared to the same quarter of 2024.

Data released by the National Centre for Statistics and Information (NCSI)showed that the commercial real estate price index rose by 14.6 percent, driven by a 19 percent increase in commercial land prices, while retail shop prices fell by 8.5 percent, and industrial land prices saw a 5.5 percent increase.

The residential property price index achieved clear growth in the third quarter of 2025, with a rate of 18.7 percent compared to the third quarter of 2024, as residential land prices increased by 19.6 percent, residential apartments by 22.4 percent, in addition to the growth of villa prices by 16.5 percent, while the prices of other houses decreased by 0.5 percent.

At the governorate level, Muscat Governorate recorded the highest growth rate in residential land prices in the third quarter of this year at 48.3 percent, compared to the same quarter of last year, followed by Musandam Governorate at 29.7 percent, then Al Dakhiliyah Governorate at 12.3 percent, South Al Batinah Governorate at 8.7 percent, North Al Batinah Governorate at 8.1 percent, while Dhofar Governorate recorded an increase of 4 percent.

In contrast, some governorates witnessed a decrease in residential land prices, as Al Dhahirah Governorate recorded a decrease of 25.8 percent, followed by Al Buraimi Governorate with a decrease of 24.6 percent, then Al Wusta Governorate with a decrease of 13.3 percent. The index also decreased in North Al Sharqiyah Governorate by 4 percent, and in South Al Sharqiyah Governorate by 2.2 percent.
